Planning Scheme Amendment C269 - 15 & 21 Pratts Park Road, Strathdale

The City of Greater Bendigo has prepared planning scheme amendment C269gben (the Amendment) to the Greater Bendigo Planning Scheme.  This is a combined planning scheme amendment and planning permit application.

The Amendment proposes to:

  • Rezone the land at 15 and 21 Pratts Park Road, Strathdale from Low Density Residential Zone to General Residential Zone. 
  • Remove the Development Plan Overlay Schedule 4 (DPO4 – Low Density Residential Zone - Density Management Areas) from 15 and 21 Pratts Park Road, Strathdale.

The application is for a permit to:

  • Subdivide the land at 21 Pratts Park Road, Strathdale into 39 lots, remove 0.257 hectares of native vegetation and create a drainage reserve. 

The Amendment was on public exhibition from 6 October to 7 November, 2022. The City is currently reviewing all submissions received.

Next steps

A report detailing the submissions received and recommended responses will be presented to Council for consideration early in the new year. If any submissions remain unresolved, a recommendation will be made that Council requests the Minister for Planning appoint an independent Planning Panel to review the submissions and the proposed planning scheme amendment and planning permit.
