Background
Council adopted the Greater Bendigo Industrial Land Development Strategy at its ordinary meeting on June 24, 2024. Amendment C282gben (the amendment) to the Greater Bendigo Planning Scheme has been prepared to partially implement the Greater Bendigo Industrial Land Development Strategy 2024 and to introduce and implement the draft Greater Bendigo Industrial Development Guidelines 2024.
The amendment affects all industrial zoned land within the municipality, land to the south of the Marong township identified for the proposed Bendigo and Regional Employment Precinct and land to the north-west of Marong identified for the proposed Marong Business Park.
The amendment proposes to partially implement the Greater Bendigo Industrial Land Development Strategy 2024 and to implement the Greater Bendigo Industrial Development Guidelines 2024 by:
- Rezoning 1029 Calder Highway, Maiden Gully from Industrial 1 Zone to Public Conservation and Resource Zone
- Rezoning land in the road reserves adjacent to 1029 Calder Highway, Maiden Gully from Industrial 1 Zone to Farming Zone (FZ1)
- Updating the Municipal Planning Strategy and Planning Policy Framework of the Greater Bendigo Planning Scheme to give effect to the Greater Bendigo Industrial Land Development Strategy 2024 and Greater Bendigo Industrial Development Guidelines 2024
- Updating the Operational Provisions of the Greater Bendigo Planning Scheme to replace background documents and to remove completed further strategic work
The Amendment was on public exhibition from Thursday, October 31, 2024 for 5 weeks until Thursday, December 5, 2024.

Officers are reviewing the submissions received from the exhibition process. All submissions to the Amendment will be considered at a Council meeting in early 2025. The submitters to the Amendment will be notified of the Council meeting date for considering submissions.
