Report and Consent - Class 10 Application

Applicable building regulations:

  • Regulation 87 (2) - Siting of Class 10a buildings
  • Regulation 89 (3) - Front fence height
  • Regulation 90 (2) - Fence setbacks from side and rear boundaries
  • Regulation 91 (5) - Fences on or within 150 mm of side or rear boundaries
  • Regulation 92 (2) - Fences on intersecting street alignments
  • Regulation 94 (6) - Fences and daylight to habitable room windows in existing dwelling
  • Regulation 95 (3) - Fences and solar access to existing north-facing habitable room windows
  • Regulation 96 (3) - Fences and overshadowing of recreational private open space
  • Regulation 97 (2) - Masts, poles etc.

Supporting documents required:

  • Copy of Title
  • Plan of Subdivision
  • Covenant Agreements (if applicable)
  • A complete written explanation of the reasons seeking the variation – this must relate to Ministers Guideline MG/12
  • Letters of approval from any adjacent affected property owners (where applicable)
  • Clear and complete architectural plans, including site plan and elevations
  • Clear and complete details of any buildings on adjacent or effected properties
