Applicable building regulations:
- Regulation 87 (2) - Siting of Class 10a buildings
- Regulation 89 (3) - Front fence height
- Regulation 90 (2) - Fence setbacks from side and rear boundaries
- Regulation 91 (5) - Fences on or within 150 mm of side or rear boundaries
- Regulation 92 (2) - Fences on intersecting street alignments
- Regulation 94 (6) - Fences and daylight to habitable room windows in existing dwelling
- Regulation 95 (3) - Fences and solar access to existing north-facing habitable room windows
- Regulation 96 (3) - Fences and overshadowing of recreational private open space
- Regulation 97 (2) - Masts, poles etc.
Supporting documents required:
- Copy of Title
- Plan of Subdivision
- Covenant Agreements (if applicable)
- A complete written explanation of the reasons seeking the variation – this must relate to Ministers Guideline MG/12
- Letters of approval from any adjacent affected property owners (where applicable)
- Clear and complete architectural plans, including site plan and elevations
- Clear and complete details of any buildings on adjacent or effected properties
